The New Amara Development in Avoriaz

Now that the ski season has drawn to a close ‘construction’ feels like the name of the game. In the Portes du Soleil ski area one of the most impressive and substantial new developments will be the Amara District, a new luxury residential development in Avoriaz offering ski-in ski-out apartments and chalets to buy.

Avoriaz itself was built in the 1960’s. It was originally the vision of Jean Vuarnet in 1963. Jean Vuarent is an Olympic gold medallist from Morzine who had the idea of creating a vast ski area on the then deserted Avoriaz plateau. With the help of a young property developer (Gérard Brémond) and three talented architects (Jacques Labro, Jean-Jacques Orzoni and Jean-Marc Roques) a car-free resort was designed.  The resort won various prestigious awards for its environmentally aware design.

The extension of this original site is a Landmark project and is undertaken in partnership with the World Wide Fund for Nature-France. It continues to use sustainable development procedures and focuses highly on protecting the natural areas. For example, the buildings will be constructed on areas that have already been developed ensuring no woods, flora or fauna are destroyed. The buildings will be low-energy buildings using renewable energies and the materials used will as much as possible be renewable and recycled with ‘ecolabel’ certification. The Amara (meaning Eternal) Residential district will be connected by covered walkways to a new heated water dome of 2,500m2. This will be created in the centre of the Avoriaz resort and will house one of the largest Spas in the Northern Alps. Both optimism and buyers return to the French Property Market …. Apparently ….

In March this year a flurry of press releases hit the headlines with all kinds of impressive statistics and optimistic claims. One French property website claimed they were advertising the highest ever number of properties for sale, having broken the 6,000 properties mark.  Another stated they were receiving a 30% increase in visitors to their website.  A French estate agent went on the record stating that not only had April 2010 seen an increase in viewings, they had actually doubled. Mortgage brokers, not wishing to be left out, boasted that they had received a 79% increase in enquiries for property finance.

There are many theories on what is currently playing out in the French property market. Some feel that people are buying now so that when the exchange rate strengthens in favour of sterling, they will in the long run have paid less for their French home. Others think property prices have reduced. An increase in the availability of  euro mortgages has also been suggested as a factor aiding market confidence. Others feel that many vendors removed their properties from the sale market during the recession. As these quality properties come back on the market in 2010, quality buyers have also resurfaced.
