Keep your eyes off the Prize – St Gervais over Chamonix

Sometimes we can be so focused on the prize we can’t see the wood for the chalets. Chamonix has always stood out as the ultimate mountain resort, but many people have found a bigger prize, and better value for money, in the lesser known St Gervais Les Bains.

St Gervais is a 20th century spa resort. It is located 20 minutes west of Chamonix but until recently had a busy road running through it linking up Chamonix to Megeve. But St Gervais is changing. It’s not losing its enviable location but losing its traffic. The busy road that dissects the town (that can be hellish during peak seasons) is being re-routed, bypassing the town over a new bridge. The town centre and pretty central square will become pedestrianised.

St Gervais is already a town to be reckoned with, with an extensive arts and cultural programme, a world famous healing spa and kilometre upon kilometre of fabulous ski runs. There has been reinvestment in local facilities with the ice rink and swimming baths recently modernised. In fact it’s only draw back was the dastardly road. We think once the building of the new bridge is complete the news will travel fast that St Gervais really is the place to be. Which is why we think this really is the place to buy.

Both optimism and buyers return to the French Property Market …. Apparently ….

In March this year a flurry of press releases hit the headlines with all kinds of impressive statistics and optimistic claims. One French property website claimed they were advertising the highest ever number of properties for sale, having broken the 6,000 properties mark.  Another stated they were receiving a 30% increase in visitors to their website.  A French estate agent went on the record stating that not only had April 2010 seen an increase in viewings, they had actually doubled. Mortgage brokers, not wishing to be left out, boasted that they had received a 79% increase in enquiries for property finance.

There are many theories on what is currently playing out in the French property market. Some feel that people are buying now so that when the exchange rate strengthens in favour of sterling, they will in the long run have paid less for their French home. Others think property prices have reduced. An increase in the availability of  euro mortgages has also been suggested as a factor aiding market confidence. Others feel that many vendors removed their properties from the sale market during the recession. As these quality properties come back on the market in 2010, quality buyers have also resurfaced.

Chalet Mont Blanc

I recently visited this fantastic chalet for sale situated on the hill above St Gervais. It is easily accessed from the village by taking the road to Bettex and climbing up a short way.  The area is calm and residential, mainly housing secondary ski homes for Parisian families. From the moment you pull into the drive of this four bedroom chalet the tranquility hits. The exterior of the chalet has been well kept and you can tell it was a much loved home. The drive is tree lined which gives you a sense of isolation from the other chalets in the area.

The ground floor has an open kitchen, living room and dining room, all recently renovated and tastefully decorated. The striking feature of this chalet though is the breathtaking views. It seems to have been built to ensure maximum exposure to the Mont Blanc massif. There are large windows that traverse the three sides the ground floor ensuring great light and a feeling of peace.

The chalet is perched up on a hill, and therefore has a slopping, almost terraced garden. There is a pond as well as other features to the garden, and in a couple of weeks the flowers will start poking through. A decking approximately three meters wide with ample room for large dining tables faces South providing a perfect spot for summer evening dinner parties.

On the top floor there are three moderate sized bedrooms with a bathroom and a dressing area. There is an additional room/ flat in the basement, though as the chalet is built on a sloping terrain this room actually opens out onto the ground garden. The basement area is in a need of some finishing touches but could be a self sufficient flat.

3. Wow- I almost bought this property myself this weekend, its a bargain! I then realised a three bedroom chalet was possibly a little much for a newly converted ski bum. A newly built three bedroom chalet tastefully designed and situated in a small hamlet between St Gervais and Les Contamines, priced at 400 000 €.
